The problem

The law changed more in 2025/26 than in any year for a generation.

The Renters' Rights Act abolished Section 21, made all tenancies periodic, and brought in Awaab's Law for the private sector. The PRS Database goes live in late 2026. Local authorities now have stronger enforcement powers than ever — and the fines are not theoretical.

£7,000

First offence fine

For many breaches under the Renters' Rights Act — including a missed EICR renewal that lets a tenant raise a housing-condition complaint.

£40,000

Repeat-offence fine

For the same breach within 5 years. Most landlords don't know the second breach rule kicks in until the council sends the second notice.

30 days

Deposit protection window

The one deadline that has no grace period: miss it and you can't serve a Section 8 notice until the deposit is protected and the prescribed info served.

What we track

Every obligation, with the renewal cycle written down.

No black box. The rules we use are visible, dated, and tied to the primary legislation. If a rule changes on gov.uk, your dashboard updates and we tell you why.

Compliance item Renewal cycle
Gas Safety Certificate (CP12) 12 months
EICR (electrical report) 5 years
EPC 10 years
Fire Risk Assessment 12 months (best practice)
HMO Licence ~5 years (council-specific)
Legionella Risk Assessment 2 years (best practice)
Smoke & CO alarm check Each change of tenancy
Deposit protection Within 30 days of receipt
Right to Rent check Per tenancy start

Cycles and applicability can vary by local authority (especially HMO licensing). We let you override any date manually if your council or property has different requirements. Not legal advice — full disclaimer.

How it works

Set up in 10 minutes. Then forget about it.

No spreadsheet. No spreadsheet-of-spreadsheets. No last-minute "oh god, when did I last do the EICR?" panic.

1

Add your properties

Address, type (single let / HMO / holiday let), tenant. We pre-fill the standard compliance items for that property type — uncheck anything that doesn't apply.

2

Enter dates & upload certificates

For each item, the date it was last completed. Upload the PDF as you go. We auto-calculate the expiry and store the document in a per-user prefix.

3

We email you before anything expires

60, 30 and 7 days before any item expires. Immediately for unprotected deposits. Deduped — you never get the same reminder twice.

Why ComplianceTrack

We do one job, and we do it well.

Full property-management platforms are great if you need rent collection, accounting, and tenant messaging. Most small landlords don't. They need to know: what's due, when, and how to prove it.

vs spreadsheets

"I forgot the EICR"

A spreadsheet doesn't email you. We do, at 60, 30 and 7 days. And a shared spreadsheet doesn't store PDFs — we do.

vs all-in-one platforms

"I don't need rent collection"

Property management suites start at £20/mo and include accounting, e-signatures, banking, tenant portals. Most of that is overkill if you self-manage. We do one thing — compliance tracking — and we do it for free.

vs your letting agent

"My agent charges 10% for this"

If you self-manage, you're already on the hook for compliance. A 10% management fee is £1,200/year on a £1,000/mo property. We do the same job for £0, sustained by voluntary support.

I run four HMOs in Manchester. ComplianceTrack is the kind of tool I wish I'd had when I started — before I missed a Legionella review and spent a Saturday morning panicking. The 30-day deposit deadline flag alone has saved me from a stupid mistake twice.

Frequently asked questions

Is this a replacement for a letting agent?

No. ComplianceTrack is a tracking tool for landlords who self-manage (or whose agent isn't keeping on top of compliance). If you use a fully-managed agent, they should already be doing this for you — and if they're not, ask them to.

Is this legal advice?

No. We are a reminder and tracking tool. Renewal cycles, applicability and the relevant legislation can change and can vary by local authority. We review our rules table quarterly against gov.uk guidance, but you should always confirm current requirements with your local council or a qualified solicitor. Full disclaimer.

What happens if a deadline is missed?

The item shows red on your dashboard. You can update the last-completed date to bring it back to green. If you have email reminders on, we'll email you as soon as the item becomes overdue. We cannot prevent fines — those are your responsibility, supported by the tool, not delegated to it.

Where is my data stored?

In the UK, on Cloudflare's infrastructure. D1 (our database) and R2 (your uploaded certificates) are both hosted in the EU region where available. We don't transfer your data to any third party except as required to deliver the service (Stripe if you choose to tip or sponsor, your email provider for reminders). Full privacy policy.

How do you make money if it's free?

Voluntary tips and sponsorships. If ComplianceTrack saves you from a missed EICR or a deposit deadline disaster, you can leave a tip or become a sponsor. No subscription, no paywall. The product has to be good enough that people want to support it — that's the whole model.

What if I have more than 3 properties?

Use it anyway. The 3-property "free" limit is a guideline to keep the free tier sustainable, not a hard cap. If you have 4-10 properties, please consider a sponsorship to help cover costs. Above 10, the data storage and email volume make it uneconomic without a real plan, and we'll be honest with you about it.

Do you integrate with [X]?

Not in v1. We're focused on doing compliance tracking well first. On the v2 list (if sponsorship supports it): SMS reminders, agent accounts (one login, many landlord clients), auto-fetching EPC data from the gov.uk EPC register, and deposit-scheme verification.
