Set up in 10 minutes. Then forget about it.

One line per property. Address, type (single let / HMO / holiday let), and tenant. If you have a deposit, you can log the tenancy start, amount, and protection scheme on the same screen — so the 30-day deposit deadline flag works from day one.

For a single let, we pre-check 6 standard items. For an HMO, 8 (plus HMO Licence and Fire Risk Assessment). Uncheck anything that doesn't apply — and the dashboard will only ever show you what you need to track.

For each item, enter the date it was last completed. We auto-calculate the expiry from the renewal cycle. If you don't know a date (e.g. you inherited a property and don't have the original Gas Safety cert), the item shows red immediately — which is intentional. Better to know than to assume.

Drop the PDF or photo onto each item. We store it against that property in a per-user prefix, so when a tenant asks "can I see the EPC?" or a council inspector asks "show me the EICR", you have it in two clicks.

Documents are stored on Cloudflare R2 in the EU region. Only you can read them — they're never used to train AI, shared with other tenants, or accessible to anyone but your account.

A daily scheduled job runs every morning, scans every property, and sends a reminder for any item that hits a threshold. We deduplicate so the same item never triggers the same reminder twice.

The 30-day deposit deadline is different from every other item — it's a one-shot, per-tenancy deadline with no renewal cycle, and missing it is a fast track to an invalidated Section 8.

When you add a tenancy, the dashboard shows the deposit protection deadline prominently (red if within 7 days, amber if within 30, green if protected). If the date passes without protection, the property shows red with a specific "deposit unprotected" flag.
